The rooftop gardens overflowing with greenery are located on the south and west side of the Office Lobby. These gardens, as spacious as small parks, offer office workers space for relaxation. At the corner of the floor facing the west rooftop garden is the Lounge provided exclusively for tenants' use. Here you can soothe your tired body and mind.

The area of offices in Tower A is 2,331.74 m2 – 2,810.52m2 per floor. These columnless offices offer plenty of space and have a ceiling that is 2.8m high. The deep perspective of 15.65m to 15.85m (partly 8.8m) supports free layout plans according to working styles. These features support the creation of comfortable offices to improve business efficiency.

グリッド天井システムの採用で、オフィスのフレキシビリティを確保。

A 600mm x 600mm grid ceiling system is adopted. Because facility units such as lightings or ventilation outlets are arranged in a grid inside the 3,600mm x 3,600mm module; disruption caused by facility installation or relocation work when partitioning rooms is minor, enabling flexible responses to office layout plans.

In this example plan, there are 124 desks for general employees, 24 individual rooms, 4 executive rooms, 7 meeting/reception rooms and 25 meeting spaces. This layout plan enables abundant space for each room use.

自然換気システム(エアインテーク採用)

Installing air intakes at the corners of the building allows for natural ventilation. The system also has a hybrid mode of using normal air conditioning and natural ventilation together. Also, the heat load is reduced by combining automatic solar tracking blinds control and simplified air flow windows.

空調ゾーニング

Divided into 6 zones per floor, the air conditioner of each zone can be switched on/off and temperature settings can be freely controlled. Airflow quantity can also be precisely controlled by 18 zones per floor at a variable air volume (VAV). This reduces waste and enables efficient air-conditioning performance.

An advanced earthquake-resistant structure is adopted to ensure high-level safety in case of an earthquake. Seismic braces are installed within the core frame structure at the center of the office space, firmly supporting the entire building. To further ensure the resistance to earthquakes and wind, a combination of buckling restraining braces and oil dampers are in place. The bearing capacity of the foundation piles supporting the building are increased by using strong, cast-in-place concrete piles in the solid, sandy stratum deeper than 30–40 m below the ground surface.

A space for an emergency generator (expected: maximum of 1,500kVA x 3) and an oil tank (10,000 liters x 3) is secured for tenant

 

非常用発電機

Including a highly reliable spot network power receiving system with three distribution lines. Even if trouble occurs to one of the three lines, it is possible to continue receiving power via the other two lines.

セキュリティ

Card readers are standard features installed in one place per assumed tenant area. Security doors (optional) can also be installed between the elevator hall and corridor on each floor to prevent unauthorized people from entering. Security levels can be selected according to the needs of your business
